Michael Grella – Founder, Social Equity Ventures

Mike has 24 years of expertise in corporate real estate, economic development, and public policy. Following 17 years of advising multinational clients on site selection, tax and financial matters Mike was recruited by Amazon to build its economic development team from the ground up in Seattle leading negotiations for over $10 Billion in data center, logistics and corporate office investments over the past seven years. His new venture advises public and private sector organizations on incorporating disruptive technologies and corporate and social responsibility into their economic development strategy.

Steve Butte – Partner, Bluewater Industrial Partners

Where he is focused on investment and development opportunities throughout the northeast. Prior to the founding of Bluewater, Steve was a founding partner at KTR Capital Partners where he oversaw the asset management group and served as a member of the firm’s investment committee. Previously to KTR he had a similar role at Keystone Property Trust. KTR and Keystone’s combined acquisitions and development totaled well over $10 billion and 100 million SF of industrial warehouse.

PJ Charlton – SVP of Investments, CenterPoint

PJ has more than a decade of acquisitions experience in the industrial sector and, at CenterPoint, is responsible for overseeing the growth of the company’s east coast portfolio. Prior to joining CenterPoint, PJ was SVP of Investments at KTR Capital Partners where he sourced and negotiated more than $1 billion of industrial investments.

Jesse Harty – Senior Vice President, Prologis

Jesse Harty joined Prologis in 2018 as a Senior Vice President, Market Officer in East Rutherford, NJ.  In this position, Jesse is responsible for Prologis’ New Jersey and New York operations which consist of approximately 37 million square feet. Prior to joining Prologis, Jesse was a Senior Vice President, Regional Asset Manager at Clarion Partners based in New York City.  As a regional manager, he was responsible for a team that oversaw an industrial portfolio of approximately 30 million square feet located throughout Louisville, Kentucky, Mid-Atlantic and Northeastern United States.  Additionally, Jesse was actively involved in acquisitions, dispositions and new development in these regions.  Jesse is a 2003 graduate of Villanova with a B.S. in Finance & Marketing.

Honoring Stephen J. Furnary, VSB ‘72


Stephen J. Furnary is an equity owner and the Executive Chairman of Clarion Partners. Clarion Partners, a leading real estate investment manager in the Americas, was founded in 1982 and today has $48 billion in total assets under management across the United States.

Steve led the 2011 management buyout of Clarion Partners from ING Group after a twelve-year affiliation. Most recently, he led the sale of an interest in the Firm to Legg Mason, when Clarion became Legg Mason’s global real estate investment platform. He has been responsible for the Firm’s strategic direction since its inception. Steve began working in the real estate industry in 1974.

Steve is a Governor and former Trustee of the Urban Land Institute (ULI), a former Chairman of the Pension Real Estate Association (PREA), as well as former Chairman of the National Association of Real Estate Investment Managers (NAREIM). Steve is an appointed Vice President of the Muscular Dystrophy Association, a voluntary national health agency, and serves as an advisory board member to the Villanova School of Business.
